A Single-Family Rental Housing Portfolio Investment
At the core of our strategy is the aggregation of single-family homes. We invested significantly in teams, tools, and systems to source, perform due diligence and purchase small portfolios of single-family homes and individual homes directly. Our system is working, as we have purchased 1,809 homes since launching in April 2020. We maintain our core strategy of acquiring small portfolios and single purchases of homes that meet our buy box criteria. DFW and Texas continue to be our focus, as the Texas economy continues to expand and attract more jobs and people. But we will continue to grow our portfolio by focusing additional attention on targeting high-growth and desirable secondary markets where institutional buyers are not as aggressive(Savannah, GA vs Atlanta, GA for example) as we can still find portfolio value. In addition, we are dedicating more energy to the one-off home purchase in the quarters ahead where we can still buy value-add homes meeting our model.
Projected Returns: A suggested 5+ year hold is projected to yield an annualized 15% IRR to LP investors. Current investor returns for the REIT are well-diversified between equity/share-price appreciation (13% annualized) and cash-flow/quarterly dividends (2% annualized).
